Causes of Foundation Damage in Pittsburgh

While there are many different causes of foundation problems, environmental factors like the area’s soil and weather are at the heart of them. Situated in southwest Pennsylvania at the confluence of the Ohio, Allegheny, and Monongahela rivers, Pittsburgh has an array of clay, silt loam, and silty clay loam soil. The moisture content in the soil dictates how it interacts with home foundations. The soil (especially with more clay) will expand when wet and shrink when dry. Pittsburgh averages 38 inches of rain and 28 inches of snow each year, so soil moisture is constant. If the soil is too saturated, it creates hydrostatic pressure against the walls and leads to cracking, bowing, and leaking. The foundation also can sink into wet, mushy soil or voids left by dry, shrinking soil conditions.

Soil Issues

Three of the most common reasons for foundation settlement are drying and shrinking of soil, wetting and softening of soil, and poorly compacted fill soil.
