"I hired Baker's Waterproofing at recommendation of a recently hired plumbing contractor after their work revealed a leak coming through my foundation. I called Baker's and they sent somebody out for an initial inspection of my basement and garage. It was ultimately uncovered that my foundation was built of cinderblocks and was not only leaking water from the steep hill behind my home whenever it rained or whenever snow melted, but also that groundwater was welling up and through it from the ground below. Baker's scheduled a time that worked for both their workers and my time, and sent out Victor and Miguel to get a full waterproofing, french drain, and pump installation with backup system installation completed. Their work quality, work ethic, and determination to keep timeliness blew me away. Despite running into several complications and delays that were through no fault of their own, not to mention inclement weather on one of the scheduled days of work (heavy snowfall), they managed to work with their small crew to get all of the work done in about a week's total time. It only took them two days of work to complete a full job along nearly the entire basement wall, the whole back garage wall, and one entire side wall of the garage. On top of this, from start to finish of this project with Baker's Waterproofing, every person I spoke to and worked with was extremely professional, courteous, and explained anything I needed elaboration on clearly and concisely; and their pricing was not only competitive, but extremely reasonable for the quality and quantity of work they did. I cannot recommend Baker's Waterproofing enough; they are worth every minute and every penny. Special thanks to Victor and Miguel. If I ever need anything Baker's Waterproofing can do again, I am definitely asking for them by name."

Types of Concrete Damage in Washington

Common Causes of your Concrete Problems in Washington

Have you spotted cracks in your driveway or noticed uneven surfaces around your home? These issues might be more than just eyesores—they can be signs of shifting soil and structural concerns. In Washington, Pennsylvania, the interplay between regional climate patterns and soil characteristics often leads to such problems. The area's soil can expand and contract significantly due to seasonal moisture changes, causing concrete slabs to settle unevenly. Additionally, inconsistent freeze-thaw cycles in this region can exacerbate these effects, leading to noticeable shifts in your driveway, patio, or sidewalk slabs over time.

These environmental factors create ongoing stress on concrete surfaces, potentially leading to further settlement issues if not addressed early. As these slabs settle, you might observe warning signs such as cracks, sunken areas, or gaps between your driveway and the home's foundation. These not only affect the appearance but can also lead to water drainage issues around your property, potentially worsening the situation. Early detection and repair of these symptoms can prevent more extensive damage and ensure that your home remains both functional and aesthetically pleasing. Keeping an eye on these signs and understanding the underlying causes can help maintain the integrity of your property in the long term.

FAQs

Concrete lifting can positively impact your home's value by addressing sunken or uneven slabs that detract from curb appeal and safety. This process not only improves aesthetics but also reduces trip hazards, making it particularly beneficial in areas prone to soil erosion such as Pennsylvania. By stabilizing the base with polyurethane foam or similar methods, you enhance structural integrity. For potential buyers, knowing these issues are resolved can increase interest and perceived value of your property.

Foam lifting is suitable for sunken concrete if you notice uneven surfaces or trip hazards and there are no significant structural concerns. This method of slab leveling can efficiently address minor settling and stabilize the base using expanding foam. Consult a professional to evaluate your specific site conditions, especially to address any underlying causes such as soil erosion. Consider obtaining an assessment to confirm foam injection is the best approach for your situation.

Look for signs of shifting or uneven surfaces, cracks in the concrete, or adjacent structures like steps or retaining walls becoming misaligned. Areas prone to soil erosion, like many regions in Washington, can exacerbate these issues. Sunken slabs and visible gaps between the concrete and adjoining structures might also indicate settling. Observing and addressing these early can help prevent further damage and costly repairs.

A typical concrete lifting project can often be completed in a few hours to a day depending on the complexity and the size of the area needing repair. Using techniques like polyurethane foam injection for slab leveling can expedite the process, offering swift results. Weather conditions and site accessibility in regions such as Pennsylvania can influence project duration. Reach out to a local expert to get a more precise timeline for your specific project.

If your concrete is sinking near the home, a new foundation might not be necessary, but it's critical to assess the cause and extent of settlement. Concrete lifting methods like foam injection can often stabilize the area by filling voids and addressing soil erosion issues. Large or ongoing settlement problems might suggest more substantial foundation repair is required. For a definitive course of action, consult a foundation specialist to evaluate whether slab leveling techniques will suffice.
