Basement Waterproofing Case Studies: Transformation of a Moldy, Humid Basement in Eighty Four, PA

A homeowner discovered a serious water issue in her home. She dealt with groundwater in her basement and garage after heavy rains, until she decided it was time to find a contractor for home repair. The homeowner's son knew Brian Baker, the Owner of Baker's Waterproofing, so she already had trust in our team of experts. 

Our Certified Waterproofing Specialist, Mark McCullough, was scheduled to visit the property. Mark inspected the inside and outside of the home and kept the homeowner informed throughout the process. Mark identified that the relative humidity was at 64% in the basement. Mold began to grow due to high levels of humidity. Usually, mold becomes a concern when the relative humidity reaches above 60%.

The homeowner pointed out a floor drain in the garage that overflows with water during heavy rains. Mark explained how our custom solution would address the mold, prevent water from entering the basement and garage, and keep the relative humidity low.



The homeowner trusted our patented products to keep her home dry, so she hired Baker's Waterproofing for the home repair project.

Our crew, led by Foreman Theron Block, arrived at the house to install a variety of products including: Mold-X2 stain remover, WaterGuard below-floor drain, TripleSafe sump pump system, CleanSpace wall vapor barrier, and SaniDry Sedona dehumidifier. These products address the main water issue as well as a few other problems the homeowner had pointed out during the on-site visit.

Theron and his crew sprayed Mold-X2 on 1 basement wall to remove the mold stains and prevent mold growth. Then, they fixed the main problem with our unique drainage system and reliable sump pump system. The crew dug a small sump pit in the rear corner of the garage and small perimeter trench along 63 feet of the basement and garage walls. Our cut-to-size interior drain was placed on the footing in the previously mapped-out area. One WaterGuard inspection port rests flush with the floor to allow for easy drain maintenance at annual service appointments.

The drain connects to the airtight TripleSafe sump pump system. TripleSafe includes 2 powerful Zoeller pumps and 1 UltraSump battery backup pump. The battery backup pump is a great addition to our sump pump system in the event of a power outage or primary pump failure.

We addressed the water vapor problem by attaching 20 feet of our CleanSpace system on 1 weeping basement wall. Water and water vapor that leaks through the wall will be directed behind CleanSpace into the WaterGuard drainage system below. WaterGuard is specially designed with a wall flange that extends up from the floor (about 3/8") in order to catch wall leaks. For any excess moisture in the basement, our energy-efficient dehumidifier will drop the previous relative humidity from 64% to 55% and below.

Our proven waterproofing system will keep the basement walls, floors, and air completely dry at all times. Annual maintenance is recommended to ensure the system continues to function properly over time.
