A Central City, PA homeowner discovered standing water in her crawl space for the first time since she moved in 2007. Given the large amount of rainfall in 2018, this was no surprise. Towards the end of the year, she also noticed mold growing in the main level of her home.
The homeowner called Baker's Waterproofing to prevent these crawl space issues from reoccurring.
Our certified specialist, Greg, inspected the inside and outside of the foundation. He met with the handyman, since he often enters the crawl space and fixes similar issues around the home. Greg designed a system to fix the problem and address the homeowner's concerns: standing water, moisture in the air, mold, rot, odors, and saving energy.
Half of the crawl space is dirt, and the new addition is all concrete. Our solution reflects the differences in the foundation.
The solution included a variety of our patented products to fix this unique below-grade space. Ken and his crew successfully completed the project in only four days.
The 3.5-foot high crawl space with nearly a 300-foot perimeter was filled with debris when the crew arrived. So they hauled all debris out of the home, then began installation. Ken and his crew fixed the standing water issue with 1 TripleSafe sump pump system and 3'' drainage piping to make the water flow to the sump location. On the exterior of the foundation, they placed two IceGuard fittings on the discharge lines as emergency overflow if, in the future, water can't escape due to ice or debris blockage. The discharge lines were tied into one and led underground about 15 feet away from the foundation to the end of the camouflaged LawnScape line.
While on the job, Ken recommended our structural support system. He installed 3 SmartJack support posts with a supplemental beam for extra stabilization in this large crawl space.
With standing water and the unstable floor joists repaired, the crew placed our CleanSpace drainage matting directly on the dirt floor. Our TerraBlock floor insulation and CleanSpace vapor barrier were then placed on top of the matting. We wrapped the bottom of the SmartJack posts with our CleanSpace vapor barrier. And in the concrete half of the crawl space, they installed our SilverGlo heat/vapor barrier. These systems protect the home from unwanted water, humidity, and air leaks.
Twelve crawl space vents used to let outside air into the home, so we sealed off those large air leaks with foam board.
