Your crawl space environment is often damp and humid. In fact, mold and rot is very common in many crawlspaces. Often this environment causes the joists to sag underneath your home, causing sloping floors in areas above the crawl space. This issue is so typical in fact, that we developed a piering system for support of the joists inside of the crawlspace. Bakers Waterproofing uses the Foundation Supportworks' SmartJack to solve sagging joists. This process allows us to re-level the areas above with a permanent solution. In just a few steps we set the pier, lift the faulty floor system, and adjust the support system for permanent support. SmartJack Piers are designed to address structural issues inside the crawl space. These piers can be installed typically in one day with minimal disturbance to the crawl space.

There are many ways you can tell you have a problem in your crawl space - sagging floors, cracked walls and jammed windows and doors are a few easy ways to detect a problem. Beneath your home, you are probably suffering from settling columns and sagging floor joists in your crawlspace that are going to lead to bigger problems that can truly impact your pocketbook. If they are left uncorrected you can suffer from total structural collapse.

The process usually starts because the dirt under your home is compacting, settling and shifting. When these changes happen, the original columns which your house was piered on can move and settle as well. As the support columns fail, the floor joists that they hold up will fail as well. excess moisture from rain doesn't aid the problem; rotten columns and floor joists will just make the problem worse, weakening your home even further./

The Foundation Supportworks' SmartJack™ System can solve the problems, and usually within only one day. The SmartJack is an adjustable system which will correct the problems in your foundation with a few simple steps. Under your foundation, we will excavate a hole to make a permanent, solid base. Once the base is cast into your crawl space, a galvanized steel pier of the right length is put into our engineered base and runs up to the SmartJack system on your sub floor. Once it is tightened, your floors will be lifted to their original position. We do recommend that when you use the SmartJack system, you install it with the CleanSpace system, which will ensure that your crawlspace is totally secure.
